Easing of lockdown restrictions results in more property viewings in Harrow

Lockdown measures continue to ease; the government’s roadmap looks on course to end all restrictions by 2June!

Following 4 months of restrictions, finally our bars, cafes, restaurants are open, all be it in an outdoor setting for the time being.

The next easing of restrictions is expected on the 17 May where cinemas, museums and indoor hospitality will be allowed to operate.

With reports of over 60 million people already having had their first jab, we look set to be restriction free by June. As a result of this, we have seen a rise in the level of viewings taking place as it appears people are becoming more comfortable with the idea of being out and about.

Even some of our potential clients who felt uncomfortable earlier in the year to market their properties have come back to us looking to begin the process now.

Properties are selling like hot cakes, the appetite for trying to complete a sale before the end of June shows no signs of slowing down. New instructions are going under offer; old stock is also gaining fresh new interest. We had mentioned in our previous article we anticipated this happening.

Will this trend continue through May?

Potentially any sale agreed within the next week or so does stand a chance of completing by the end of June. However this is all dependent on how all parties involved within the buying/selling process work. Many solicitors and mortgage brokers may become very busy towards the end of May as they will be inundated with clients looking to complete.

There is speculation we could see a situation similar to February, where we saw viewing levels drop off ahead of the back then deadline of 31 March.

However, this time around we aren’t facing a cliff edge of no stamp duty holiday form the end of June. This means we still have a saving to be had up to the £250,000 threshold. As we will still have this incentive, we expect the sales market to remain buoyant.
