Plans have been submitted for a six-storey residential development in Friern Barnet – including 39 flats and a communal roof garden.
The scheme proposed for 45-47 Friern Barnet Road consists of 20 one-bedroom units, 14 two-bedroom units, and five three-bedroom units.
The development site sits to the north of New Southgate Station and the buildings that formerly occupied the space, most recently used as a dental practice, were demolished last year.
According to a planning statement from developer Jamset Ltd, the 39 proposed flats include “at least” four properties designated as affordable housing, representing just over 10% of the total.
While this level of affordable provision would be below the 35% target threshold for residential developments set by the Mayor of London, the plans state there is “flexibility” and that the level would be determined by a “viability test”.
The mayor’s strategic housing market assessment (SHMA), which estimates housing need, found in 2017 that one-bedroom units were the “largest requirement” in London. However, in Barnet the priorities are said to be three-bedroom properties, deemed “highest priority”, followed by two and four-bedroom homes classified as “medium priority”.
Despite this, one and two-bed homes remain the “dominant type of accommodation delivered in Barnet”, accounting for 78% of new homes and 86% of flats.
Jamset Ltd assessed that a “mix of unit sizes would be supported by planning policies at all levels”.
Proposed amenities for the new scheme include a communal roof garden, an entrance area and space for bike parking, play area, and landscaping providing space for gardening.
The plan includes nine car parking spaces with three disabled spaces, 68 cycle storage spaces and eleven short-stay visitor spaces. The building and apartments will be accessible for wheelchair users.
