House prices in Harrow have fallen by 0.9% in the past 12 months, reducing the value of the average property by £4,600, according to data from Zoopla’s July 2024 House Price Index.
The typical home in Harrow now stands at £506,100, nearly double the UK average of £266,400. One of the main reasons for this is Harrow’s proximity to central London and accessible transport links.
This decline contrasts with the broader national trend, where UK house prices saw a modest increase of 0.5% over the same period. Despite the slight dip in Harrow, property prices in the area have seen some growth in recent months.
The five-year picture for Harrow remains positive, with house prices rising by 10.8% since 2019. However, for much of 2024, house prices across the country have remained relatively static, reflecting a more cautious market environment.
For home buyers in Harrow, the slight drop in prices could offer a small window of opportunity to purchase property at a lower cost than last year, especially given that Harrow remains an expensive area. A £4,600 reduction might not seem huge, but it could help with things like reducing stamp duty or closing costs.
For sellers, however, this dip means they might not get quite as much for their homes as they could have a year ago, though prices have remained relatively stable and are still much higher than the national average. The long-term outlook is still positive, with a 10.8% increase in property value over the past five years, suggesting that Harrow remains a strong market overall.
The figures from Zoopla show that while Harrow has experienced a small decline in house prices this year, the area remains a high-value market compared to much of the UK.
