A new three-storey building made up of 9 residential flats and a new retail unit has been approved for construction at 152-154 Uxbridge Road in Hayes. This will include the demolition of the existing shop and single five bedroom flat.
The Hillingdon Planning Committee has given the green light to the development which will see the demolition of the existing buildings on site. The plans passed with five votes and one abstention from Councillor Jagjit Singh.
Committee Vice-Chair Cllr Adam Bennett praised the development plans. He said: “Our new Deputy Prime Minister will probably have her eyes on it I’m sure at one point. It is good to see there is a site where we are putting in houses and retail and it’s brownfield.
The new development will consist of a ground-floor retail unit and 9 new flats above. The new flats will be a mix of 2 and 3 bedroom units which have been designed as “family-sized homes” to address the growing demand for family housing in the borough.
The development aims to improve the appearance of the end of the terrace on the corner of Uxbridge and Brookside Road. It will also provide a new retail space, parking for residents, bike storage and waste facilities.
There are also plans for a “green roof” which will provide amenity space for residents, as well as a wildflower meadow which the developers say will enhance the environmental sustainability of the building by promoting biodiversity and improving air quality.
During a public consultation, residents raised concerns that increases in traffic and noise may be of detriment to them. However, it is believed the development will see a minimal change in noise and traffic due to the already busy nature of the area.
There are a number of conditions attached to the approval including parking restrictions preventing residents from parking on the street. The developers must contribute £28,088 towards air quality improvements, in addition to funding an amendment to the traffic order to allow for on site deliveries and servicing for the retail unit, which should avoid disruption to people walking on the street.
