Applications have been submitted to confirm the lawful use of two houses on the same Edgware street as seven-room HMOs.
The properties, at 65 and 82 Brook Avenue, are already being used as shared accommodation, according to documents uploaded to the Barnet Council website. The applicant says both have operated this way for more than a decade.
The applications seek Certificates of Lawfulness for Existing Use, rather than permission to convert the houses into new HMOs.
What the documents say
For 65 Brook Avenue, Gravity Estates Ltd says the house has been used continuously as a seven-room HMO for up to nine people for more than ten years.
Its supporting statement says Barnet Council issued an HMO licence in November 2016 allowing accommodation for up to nine people in six households.
At 82 Brook Avenue, the documents describe a seven-room HMO accommodating up to eight people. The supporting statement also claims more than ten years of use and refers to historic licensing and tenancy evidence.
The statement for number 82 mentions number 65, saying both properties were being dealt with by the same Barnet HMO inspector in 2016.
An HMO, or house in multiple occupation, generally provides accommodation for people from different households who share facilities such as a kitchen or bathroom.
Both applications awaiting a decision from council
The application for 82 Brook Avenue was received on 9 September, followed by the application for number 65 the following day. The council’s planning list records both as pending consideration and open for comments.
Readers can find the applications on Barnet Council’s planning portal using references 26/3292/191 for number 65 and 26/3289/191 for number 82.
